Whether buying or selling in a crash or boom, knowing the ingredients to a successful transaction is all about preparation. Buying with confidence in the midst of a boom today requires a speedy response and a strong offer backed with confident purchase terms. When selling, there are several steps you can take to get the best result and feel confident you will make it through the transaction. If you keep the following tips in mind, you’ll be primed for getting ahead of the competition in the real estate market.

Buying today in Western North Carolina requires a competitive edge. If you have spent any time trying to buy a house here recently, you have noticed a lack of inventory and that the good ones go very quickly. Because of this, the first step to buying success in the current market is to make sure you are choosing your agent wisely.

There is a secret recipe to winning out over multiple offers and a good agent will make sure you have a fighting chance. Buyers often purchase well over asking price in the current market, but a good agent knows it’s not only how much you can offer but also the terms of a transaction that can help you win a deal. An excellent agent will advise you on the best terms to win a deal per your situation and already has their own recipe for a successful transaction in place. Having an agent you trust to advise you honestly through this process is more important now than ever.
Next, get with a local lender and know your abilities before you go shopping. With so many offers now being made on the same property, a strong purchasing power is required. Because of this and in my experience, when making an offer the most important factor other than the price is how you are purchasing. Being prepared with all of your lending questions answered well in advance is a must. Different types of loans are required for properties with condition issues. Also, in our area so often cash is king, so in order to compete with cash, you need to know what type of lending best suits your purchase. This is important as it fills in a lot of blanks when buying. By speaking with a lender and understanding your abilities early on, you will be confident in the purchase price you can offer. Ultimately, this will help you get to your final goal, which is to capitalize on a good property once you are ready.
Selling in 2021 doesn’t usually require much effort. That said, there are some easy steps you can take to make sure you have the best chance for success. First thing is to eliminate the waste. Empty closets, garages, and attics and make for easy showings. Keep the personal items limited and start to pack or discard as much as possible. Second is to clean, clean, clean, and clean some more. Or hire someone to clean, paint, and recaulk unsightly or cracking areas. A clean house always closes quickly as people feel the home was loved and well cared for. Finally, clean the gutters and direct water away from your foundation with drain extensions or whatever necessary. Water issues are usually the surprise deal killer and typically could have been avoided or at least lessened had someone been proactive. These steps should be taken several months before listing and will make for a faster sale at a higher price.
These are just a few of the tips a good agent will suggest when you meet, so it is smart to get a headstart on the competition and be ahead of the game. Making the most of opportunities in today’s market requires more than just a positive attitude; it requires optimism and persistence, but good things do happen.
