Western North Carolina Real Estate Market Conditions

July 2026 Market Update

The Western North Carolina housing market gave buyers more options in July while sales activity remained ahead of last year. Active listings increased 3.7% year over year, pending sales rose 2.2%, and closed sales increased 6.6%. The median sales price was $450,000, nearly unchanged from July 2025.

For sellers, pricing continues to have a major impact on both market time and final sale price. Homes that did not require a price reduction sold in a median of 12 days and received 98.4% of their original list price. Homes that required a price reduction took a median of 149 days to sell and received 87.3% of their original list price.

For buyers, increased inventory and fewer sales at or above list price are creating more room for negotiation. Seller concessions were also more common than a year ago, giving buyers additional opportunities to negotiate terms as part of a purchase.

July 2026 Market Highlights

More homes are available. Active inventory reached 4,492 listings, up 3.7% from July 2025. New listings were nearly unchanged at 1,246.

Sales activity increased from last year. There were 1,176 pending sales, up 2.2%, and 836 closed sales, up 6.6%. Month over month, however, both pending and closed sales declined from June.

Home prices remained steady. The median sales price was $450,000, compared with $449,000 in July 2025.

Homes took longer to sell. Median days on market increased from 38 days last July to 56 days this July. Pricing made a significant difference. Homes that did not require a price reduction sold in a median of 12 days, compared with 149 days for homes that did.

Price reductions became more common. About 51.7% of closed sales required a price reduction, compared with 49.4% a year ago. The median reduction was 8.6%.

Buyers gained some negotiating room. The median sale price was 93.5% of the original list price, down from 94.6% last year. Only 18.1% of homes sold at or above list price, compared with 21.8% in July 2025.

Seller concessions remained common. Seller concessions were included in 43.4% of closed sales, up from 40.4% a year ago. The median concession amount remained $6,000.

What This Means for Buyers

Buyers have more homes to choose from than they did a year ago, and current conditions offer more opportunity to negotiate on price and terms. Fewer homes are selling at or above list price, and seller concessions are appearing in a larger share of transactions. Well-priced homes can still move quickly, so buyers should be prepared when the right property becomes available.

What This Means for Sellers

Homes are selling, and closed sales were up from last July, but buyers are paying close attention to price. The July data shows a clear difference between homes priced to attract buyers from the start and those that require later reductions. Homes without a price reduction sold much faster and much closer to their original asking price.

A thoughtful pricing strategy can help sellers reduce time on market and maintain negotiating leverage. More than half of July’s closed sales required a price reduction, making accurate pricing at the start of the listing period an important part of the selling strategy.
